Housing Counseling

The Northwest Side Housing Center (NWSHC) is a U.S. Department of Housing and Urban Development (HUD) certified housing counseling agency. Our team of housing counselors are trained and empowered to help homeowners fight foreclosures and stay put in their homes. The NWSHC’s housing counselors have strong relationships with banks and other lending institutions, often resulting in a smooth loan modification process. Our team is also responsive and accountable to the community, offering foreclosure prevention counseling services in English, Spanish and Polish.

NWSHC is dedicated to improving housing through education, empowerment and advocacy. Our Team

Housing counselors are in a unique position to educate and guide clients by offering quality, objective information to the families and communities we serve. As a neutral third party, we are advocates and intermediaries in the foreclosure prevention process, helping clients reach their financial goals and stabilize households under crisis.

Our housing counseling team’s main goal is to educate our clients and to empower them to make informed decisions that will benefit them long term, bringing financial stability. During appointments, NWSHC counselors conduct a full assessment of our client’s financial situation by reviewing income, budget and credit report to help assess and determine affordability.

Mortgage Default & Foreclosure Prevention Counseling

NWSHC counselors assist homeowners who are delinquent or at risk of delinquency by guiding clients and helping them to learn about the different tools currently available to deal with hardship situations. As advocates, NWSHC counselors utilize dedicated contacts with lenders to prepare, submit and communicate regarding a clients’ request for assistance to ensure clients are promptly, adequately, and fairly reviewed for all retention options that adhere to Making Home Affordable guidelines. NWSHC counselors ensure that all clients are treated fairly and are offered a sustainable solution that will be affordable for the long term financial benefit of the household and the communities we serve.

Cook County Mortgage Foreclosure Mediation Program


Established by the Circuit Court of Cook County the Mortgage Foreclosure Mediation Program’s goal is to deliver critical services to Cook County homeowners in crisis as early as possible once the foreclosure process begins. As part of the program, homeowners who have received a summons to appear in court will have access to housing counseling and legal assistance at no charge. NWSHC is both a Housing Counseling Agency and an Outreach Agency for the Mediation Program.

In 2014, the Northwest Side Housing Center was awarded a grant through the Attorney General National Foreclosure Settlement to work with stakeholders to continue to improve the mediation program to further benefit homeowners in the foreclosure. Reverse Mortgage Counseling

The NWSHC is the only organization located in the northwest side of Chicago that is Home Equity Conversion Mortgage (HECM) certified by the U.S. Department of Housing and Urban Development to provide housing counseling on reverse mortgages.

A reverse mortgage is a loan in which a homeowner borrows on the equity of their home. Residents with reverse mortgages do not have to pay back the loan for as long as they live in the property. While reverse mortgages are not advised for all older adult homeowners, seniors with mounting financial stress looking for a way to remain in their home may find a reverse mortgage as a convenient way to ease the monetary burden. Although reverse mortgages can be complex, the NWSHC is here to provide information and aid in successfully saving your home via a reverse mortgage.
